Inspections

You will be given a minimum of seven days’ notice prior to entry. You can expect an initial inspection within the first 3 months, followed by further iregulare inspections.

Your property will be inspected routinely during your tenancy. The purpose of these inspections is to advise the owner of the condition of the property and how it is being maintained.

PLEASE NOTE - The Routine inspection is not the best time to report maintenance items - maintenance should be reported to the agency in writing as it is detected. Our agents of course will take photos of maintenance items during their routine inspection.

Repairs and Maintenance

Please report any general repairs and maintenance through our Maintenance Request Form button above. Once this form is submitted your Property Manager will contact the owners for instruction and will attend to the maintenance as soon as reasonable. For any emergency maintenance where an incidence takes place in the property you are renting which causes risk to your safety and/or health please fill in the Emergency Maintenance Request through the button above. Emergency Requests are given the highest level of priority and if you need immediate assistance outside of working hours please also contact your Property Manager on the office number where you can leave a recorded massage.

Notice of Intention To Leave

If you are looking to vacate your rental property please fill in the Notice of Intention To Leave Form through the button above.

If you are intending to vacate at the end of your Fixed Term Lease we currently request you give as much notice as possible by filling in the Notice to Vacate Form at your earliest convenience. If you are on a Periodic Agreement you are currently required to give 28 days’ notice in writing, which can also be completed by filling in the Notice to Vacate Form. If you would like to vacate during a Fixed Term Lease you will be required to break the lease and we request you contact your Property Manager for information in regards to your responsibilities and costs incurred in breaking a lease.

Final Inspection

A final inspection will be carried out on the property once all the keys have been returned to One Agency Wyndham. The Property Manager will complete the final inspection by checking the condition of the property in accordance with the Property Condition Report supplied to the tenant at the commencement of the lease.
