Tenant Screening

Condition Report 

There will be a fully documented report of the condition of the property before a lease commences which will include extensive photographs of the property.

General Inspections

We will conduct regular inspectionsof the property and provide a report with photos for you to review.
We will email the report to your nominated email address along with any recommendations at the time.

Rent and Lease Reviews

As part of our service you will be contacted 2-3 months prior to the end of the lease agreement. We will review the current market and make recommendations for you at the time.

Rental Payments

Rent will be disbursed into your nominated account. In the event a tenant is late with rent we will immediately contact them to find out why and continually make contact until the rent has been paid in full. Arrears Notices will be issued and approriate action taken if thematter is not resolved promptly. You will be notified if further action is required.

Maintenance

The tenants will have a responsibility to report any maintenance in writing to our office. We will have available contractors that are fully licensed and insured to attend if you require. We will make contact about all repairs or requests and discuss options with you. In the case of emergencies when a landlord can not be contacted the agency will organise appropriate contractors to prevent further damages until instructions can be sought from the landlord.

Insurance Claims

We can handle the preparation and lodgement of insurance claims for you should the need arise.

Online Portal

We will give you access to our online portal allowing you to access information on your property this includes rental statements, rent paid to dates and any outgoings paid on your behalf if required.
